Selling a UK Property

Selling a UK property – whether it’s a buy-to-let, a second home, or an inherited property – can trigger a capital gains tax liability. The rules are complex, the reporting deadlines are tight, and getting it wrong can be costly. Similarly, if you gift or otherwise dispose of a property, CGT may apply.

We’ll calculate your gain accurately, identify any reliefs or exemptions you’re entitled to – such as Private Residence Relief – and make sure your CGT return is submitted to HMRC on time.

Important note on deadlines

The 60-day reporting rule

If you dispose of a UK residential property and make a taxable gain, you must report and pay any Capital Gains Tax within 60 days of completion. Missing this deadline can result in automatic penalties and interest charges. Note that for non-UK residents, any disposal of UK residential property must be reported even if there is no tax to pay.
